The deal, in plain English.
What you get, what we need from you, and what happens if either of us wants to stop. These terms apply when you pay for a Belsito website. Last updated 11 October 2026.
Five things to know.
- £495 to go live, then £35 a month. No VAT to add. No contract: cancel any time.
- Up to five pages, with the words written for you and two rounds of changes.
- Live within two weeks of getting your photos and your OK on the words.
- Your words, photos and web address are yours. If you leave, you get your site’s files to use anywhere, free.
- Extras are always priced first: £50 a page, £40 an hour.
1. Who we are, and who these terms are for
- Belsito is the trading name of Dharminder Anthony, a sole trader. Our contact details are on the Privacy & legal page.
- These terms are for businesses. By ordering, you confirm you’re buying the website for your business, trade or profession. If that isn’t right, tell us before you order, because different rules apply.
- Our agreement is made up of the order summary we email you (your pages, any extras and the price), these terms, and the data protection terms in section 11. If they ever disagree, the order summary comes first, then section 11 for anything about personal data, then the rest of these terms.
- You accept these terms when you tick the box on our payment page and pay. We email you a copy and keep the version you agreed to.
2. What £495 gets you
- A website of up to five pages, designed for your kind of business, plus a privacy page. A page is one address on your site, in the agreed design, with up to about 600 words and 8 photos.
- We write the words from your example site, your answers to our launch checklist and a short chat. You check them before anything goes live.
- Your photos, resized and sharpened for phones.
- A contact form, tap-to-call, a map link and your opening hours. If you already use an online booking system, a button that links to it.
- Set-up for search engines: page titles and descriptions, business details that search engines can read, a sitemap, registering your site with Google Search Console, and a link from your Google Business Profile if you have one.
- A .co.uk web address of your choice, if it’s free, registered in your name. Or we point the web address you already have at your new site.
- An email address at your web address (for example [email protected]) that forwards to the inbox you already use. We don’t provide mailboxes.
- Two rounds of changes once your photos and words are in. A round is one list of changes, sent together. Further rounds are charged as extra time (section 5).
- A score of at least 90 on Google’s PageSpeed Insights phone test when your site goes live. If it scores lower, we keep working on it, free, until it reaches 90. This doesn’t cover things you ask us to add from other companies, such as a booking widget or a video.
- Not included: more pages, online shops or payments, building a booking system, customer logins, logo design, photography, blog writing, translations, mailboxes, and animation or film. Some of these we can quote for (section 5). Some we don’t offer.
3. What £35 a month gets you
- Hosting on Cloudflare, the security certificate (the padlock in the address bar), and renewing your web address each year.
- A monthly check that your site is up and still fast.
- Up to 30 minutes of changes each month, done within two working days of your request (Monday to Friday, not bank holidays). That’s usually three or four small jobs, such as new opening hours, a price update, a photo swap or a new service. Updates to your Google Business Profile count towards the 30 minutes.
- Unused minutes don’t carry over. If a request needs more time than you have left that month, we tell you the price first and only go ahead with your yes.
- The monthly plan starts on the day your site goes live, and runs month to month with no minimum term.
4. Timing, and your part
- Your site goes live within two weeks of us receiving your photos, your launch checklist and your OK on the words.
- Please send what we ask for and answer our questions. If we haven’t heard from you for 30 days, we pause the work and tell you. After 90 days we may either put your site live with the words you’ve already approved, or close the project. Either way the £495 isn’t refunded, because the work has been done.
- Everything you send us must be yours to use, or used with permission: photos, words, logos and reviews. Reviews must be real, from real customers. Trade badges, such as Gas Safe or NICEIC, only go on your site if you’re registered, and we check the public register first.
- Never send us passwords. If your web address needs to move, we show you how to get the transfer code from your current provider.
- You’re responsible for the accuracy of what your site says, including your prices and business details. We add the details the law asks your site to show, such as your business name, address and email, and your company number and registered office if you’re a limited company, using what you tell us.
5. Extras
- Extra pages: £50 each, in the same design, with the words written by us. Up to 15 pages in total.
- Extra time: £40 an hour, charged in 15-minute blocks (£10 each), for work beyond your monthly 30 minutes or your two rounds of changes.
- A 3D centrepiece: £395, once.
- Online shops, taking payments, booking systems and sites of more than 15 pages are quoted separately. If a job isn’t one we can do well, we’ll say so.
- We always give you the price first, and only start once you’ve said yes in writing. An email is fine.
6. Paying
- You pay the £495 by card when you say yes, before we start the final work. The £35 is taken by card each month, from the day your site goes live. Card payments are handled by Stripe.
- Belsito isn’t VAT-registered, so there’s no VAT to add. If that changes, we’ll give you 30 days’ notice, and you can cancel before it affects you.
- Once we’ve started the final work on your site, the £495 isn’t refundable. If we can’t deliver the site described in your order summary, we refund it in full.
- If a payment fails, we tell you and try again. If it’s still unpaid after 14 days, we pause changes. After 30 days, and after warning you, we may take your site offline until it’s paid. We never hold back your web address. On overdue payments we may claim interest and compensation under the Late Payment of Commercial Debts (Interest) Act 1998.
- We may change the monthly price no more than once a year, with at least 30 days’ notice. If you don’t want the new price, you can cancel before it starts.
7. Who owns what
- Your content stays yours: your photos, logo and business details. The words we write for your site become yours once the £495 is paid.
- Your web address is registered in your name, and it’s yours.
- Once the £495 is paid, you get a permanent, free licence to use, copy, change and host your site’s files anywhere, with anyone, for as long as you like, including after you leave us. If you sell your business, the licence goes with it.
- Belsito keeps the copyright in its designs, templates and tools, so we can use the same design for other businesses. We never reuse your words, photos, logo or business details.
- The fonts and code in your site use open licences, so they can go with you.
- The photos in your example site are placeholders, and they come out before launch. If an image we supply stays on your live site, it’s licensed for your use, and it never shows someone else’s work as yours.
- We may show your site in our portfolio, with a link. If you’d rather we didn’t, tell us and we’ll take it down.
8. Our promises, and their limits
- We do the work with reasonable care and skill.
- We can’t promise a position on Google, a number of enquiries, or an amount of business.
- Your site relies on other companies, including Cloudflare (hosting), Stripe (payments) and Google. We’re not responsible for their outages, but we’ll help you through them.
- Our total liability to you under this agreement is limited to what you’ve paid us in the 12 months before the claim. We’re not liable for lost profits, business or goodwill, or for indirect loss. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else the law doesn’t allow us to limit.
- Neither of us is responsible for delays caused by events outside our reasonable control. If one lasts more than 30 days, either of us can end the agreement.
9. Ending the agreement
- You can cancel the monthly plan at any time by email. It ends at the end of the month you’ve paid for, and part-months aren’t refunded.
- Within five working days of you cancelling, we send you your site’s files and help move your web address to you or your new provider. Both are free. Your site stays live until the end of the month you’ve paid for.
- We can end the agreement with 30 days’ notice. We can end it straight away if your site is used for anything illegal, or if a payment stays unpaid after we’ve warned you.
- Within 30 days of the agreement ending, we remove your site from our hosting and delete what we hold for it, apart from records we must keep for tax.
10. General
- We may update these terms. A change doesn’t apply to you until 30 days after we tell you, and you can cancel before then.
- If any part of these terms can’t be enforced, the rest still applies.
- These terms are governed by the law of England and Wales, and its courts can deal with any dispute. Please talk to us first: most things can be sorted with a phone call.
11. Your customers’ details (data protection)
- When people use your site’s contact form or write to your forwarding email address, you’re the controller of their details and we’re your processor. This section is the contract that UK GDPR Article 28 requires.
- What we handle: names, email addresses, phone numbers and the messages people send through your site’s forms or to your forwarding address. Why: to deliver them to you. How long: for as long as we host your site. We don’t store form enquiries. Each one is emailed to you as it arrives.
- We only use these details on your instructions, which are to deliver them to the email address you’ve given us. We don’t use them for anything else.
- Anyone who works with us on your site must keep them confidential.
- We keep them secure, including encrypted connections (HTTPS) on every page of your site.
- Our sub-processor is Cloudflare, for hosting, forms and email delivery. We’ll tell you before we add or change a sub-processor, and you can object. Cloudflare is a US company, and any transfer is protected by the UK-US data bridge or other legal safeguards.
- We’ll help you answer people using their data protection rights, and help with security, breaches and impact assessments where needed.
- If we find a breach affecting your customers’ details, we tell you without undue delay, and within 48 hours.
- When the agreement ends, we delete these details, or return them first if you ask, unless the law requires us to keep them.
- We’ll give you the information you need to show we’re meeting these terms, and allow reasonable checks.
- Your site’s privacy notice is yours. We write it from your answers, and you approve it before launch.
